Our sister company, Pacific Rim Land, Inc. is a private real estate investment, development and management company founded in 1990, with offices in Hawaii and Washington.  PRL and its affiliates invest in a variety of real estate assets including residential, hotel, retail and vacant land, primarily in Hawaii and the U.S. West Coast

Pacific Rim Land is searching for a qualified candidate to fill an opening for a full-time Project Coordinator, working out of our Kihei, Hawaii office. This position coordinates and provides support and assistance on company real estate investments and development projects including:  acquisition, development and disposition of real property; planning and coordinating departmental activities; circumventing /resolving problems; administration functions such as contract administration, scheduling, document tracking; and ensuring that all Company procedures, standards, and policies are followed.

ESSENTIAL FUNCTIONS: 
  • Creates project proformas and budgets. 
  • Assess potential acquisition and investment in real property including preparing feasibility studies, proformas, cash flow analysis and analyzes potential profitability.
  • Performs research on legislative proposals and ordinances, environmental issues, land use classifications, market trends and construction related costs.
  • Reviews, negotiates and administers contracts to complete development of projects and property management, including, design professionals, contractors, outside consultants, vendors, escrow and marketing companies.
  • Coordinates with outside consultants, including, but not limited to, design professionals, contractors, entitlement consultants. 
  • Assists with all aspects of obtaining local, state, and federal agencies’ entitlements for projects including, zoning, subdivision, and construction plans to ensure necessary approvals are obtained.
  • Coordinates development of project documents with appropriate consultants, such as attorneys, accountants, realtors, title and escrow agents.
  • Works cooperatively with private organizations, local, state and federal agencies to facilitate project implementation and completion.
  • Responds to questions or problems raised by contractors, outside consultants, investors, partners and outside agencies.
  • Conducts community outreach for development projects. 
  • Reviews payment of invoices received from contractors, vendors and subcontractors.
  • Ensures that all work meets the highest standards of workmanship, and that all work and materials comply with the Specifications and Contract Drawings.
  • Designs work flows and procedures in connection with project development.


REQUIRED SKILLS/TECHNICAL KNOWLEDGE:
  • Must understand and be able to compute Net Present Value, IRR and other financial metrics.
  • Must have thorough understanding of MS Excel and ability to create project proformas with complex financial formulas.
  • Must be a self-starter with internal drive.
  • Must be able to understand business implications of decisions, displays orientation to profitability, demonstrate knowledge of market and competition, and align work with goals.
  • Must have demonstrated planning, coordination, negotiation and organizational skills.
  • Must have excellent oral and writing skills to effectively communicate with owners, employees, management, vendors and government agencies.
  • Must be able to comprehend complex math concepts to measure and to calculate forecasting.

EDUCATION and EXPERIENCE REQUIREMENTS:
  • Finance or MBA degree desired
  • Relevant experience in land use, construction and or development desired.
  • Possess a valid Hawaii State driver's license and clean driver's abstract of record
